Down payment minimums in Ontario: 5% on the first $500K, 10% on the portion between $500K–$999K, and 20% at $1M+. On a $750K home that's a minimum $50,000 down. Budget another 1.5–2.5% for closing costs: Ontario land transfer tax, legal fees, and inspection. The federal stress test qualifies you at your contract rate + 2% (minimum 5.25%), which can reduce what you're approved for by $50–$70K compared to what you might expect. Talk to a mortgage broker before you start shopping.

Ten years in capital markets taught me to underwrite without falling in love with the deal. Eight years owning and operating income properties across Waterloo Region taught me what actually breaks after the keys change hands. I work with investors, first-time buyers, and downsizers who want strategy — not sales pressure.
