Closing Cost Estimator
Buying a new build? HST and the 2026 rebate rules can change new-construction costs significantly, and the rebate is often substantial. This estimator covers resale closing costs. For new builds, read the 2026 HST guide or ask William for your exact number.
Note: HST applies to commissions (13%). As a buyer, you typically don't pay commission directly, your agent is paid by the seller.
Putting down less than 20%?Your mortgage insurance premium gets added to the loan, but Ontario's 8% PST on that premium is due in cash at closing, commonly $500 to $900. It is the most-missed closing cost there is.
| Ontario Land Transfer Tax | $10,475 |
| Legal feesFees estimate; disbursements add ~$500–$1,000 | $1,500 |
| Title insuranceTypical range $400–$900 | $630 |
| Home inspectionOptional but recommended | $500 |
| Estimated total | $13,105 |
Estimates only, for resale purchases. Your statement of adjustments may also reimburse the seller for prepaid property tax or utilities. Buying a condo? Budget about $150 for the status certificate plus your lawyer's review of it. Confirm final figures with your lawyer before closing. New-build HST and rebates are handled separately, ask William for your exact number.
