Character-rich and varied: 1940s one-and-a-half storey homes, 1950s and 60s bungalows and sidesplits, with some later infill. This is genuine mid-century residential Kitchener — brick construction, mature lots, homes that have aged differently depending on how attentive their owners have been. Rockway Golf Course and its gardens are a genuine asset right in the neighbourhood.

LRT service is available, Fairview Mall anchors the retail end, and expressway and 401 access are both close. This is one of the better-connected mid-Kitchener locations for households that need flexibility.

Rockway Golf Course and its public gardens are the standout — a manicured green space with real character right in the neighbourhood. Not every area can claim a golf course and formal gardens as an adjacent amenity.
The trade-off
The housing stock age means deferred maintenance is common. Buyers need to factor renovation costs into any offer — updating a 1950s home to modern standards is a real line item.
William's take: Rockway's golf course and mid-century housing stock give it more personality than most comparably priced Kitchener neighbourhoods — if you can handle a renovation project, the value is there.
