The street that every family in Beechwood is trying to upgrade to. Two-storey detached homes, generous lots that back onto Laurel Creek trail networks, and schools that routinely rank in the top Fraser tier. Supply here is tight because nobody leaves voluntarily — and when they do, it moves fast.

Who buys here

Established professional families and move-up buyers who want a mature neighbourhood with strong schools and greenspace backing — without the new-build price tag. This is a quieter, less obvious choice than Laurelwood or Vista Hills, which is part of the appeal for buyers who know the area.

The housing stock

Single detached two-storeys from the 1980s and 1990s. The construction quality and lot sizes are notably better than what came in the 2000s and after — several streets have properties that would genuinely stop you mid-drive. Much of the rear yard space backs onto walking trails and greenspace, which is hard to replicate in newer builds.

Schools

High-performing catchment across both public and Catholic streams: St. Nicholas, Mary Johnston, Laurel Heights SS, and Resurrection Catholic SS all serve the area with strong EQAO track records.

Getting around

No LRT through Upper Beechwood proper, so a vehicle is necessary. The Boardwalk, Stork YMCA, and Rim Park are close enough to make errands and recreation straightforward.

Parks & the outdoors

Regency Park is the local hub, and Laurel Creek Conservation Area is accessible from the neighbourhood's edge. The trail network behind many properties is a daily-use asset, not just an occasional amenity.

The trade-off

The 1980s-1990s vintage means buyers will encounter kitchens and bathrooms that haven't been touched since original construction on some properties. Budget for updates — the bones are good, but the finishes will show their age.
